Hearing of persons interested in or objecting to the decision of the Planning Department dated May 3, 2006 (Case No. 2006.0367E), exempting from environmental review under Categorical Exemption, State CEQA Guidelines Section 15332 and General Rule Exclusion, under CEQA Guidelines Section 15061(b)(3), the proposed project involving the subdivision of the 5,466 square foot lot at 899 North Point Street into three lots and construction of one two-unit residential building and two three-unit residential buildings, for a total of eight new residential units and 16,437 square feet of residential space. The site is currently vacant and was formerly occupied by an automobile service station. The project site is located on the southeast corner of North Point and Larkin Streets (Assessor's Block 0026 Lot 020) in the Russian Hill neighborhood. The site is located in an RH-3 (Three-Family Residential) zoning district, the Waterfront Special Use District No. 2, and a 40-X height and bulk district. The proposed project will require subdivision approval and a variance from lot size, rear yard, and gas station conversion requirements.
