Title: Hearing of persons interested in or objecting to the decision of the Planning Department dated September 27, 2005 (Case No. 2005.0616E), exempting from environmental review under Categorical Exemption, Class 1 and Class 3 [State Guidelines, Section 15301(1)(1) and 15303(b)], the proposal would demolish an existing four-bedroom (BR) single-family dwelling of 2,196 square feet (sq ft) constructed pre-1900, and construct a new two-unit residential building of 7,351 gross sq ft. The site, on the western side of Douglass Street, located approximately mid-block (Assessor's Block 2625, Lot 007A), is an irregular shaped parcel of 3,693 sq ft within the city block bounded by Douglass Street to the east, Ord Street to the west, and 17th Street to the south (Douglass Street dead ends at the northerly end of the block). The project site, located in the Upper Market neighborhood, is zoned RH-2 (Residential, House-Two Family) and is within a 40-X height and bulk district.
