Title: Hearing of persons interested in or objecting to the decision of the Planning Department dated June 27, 2006 (Case No. 2006.0362E), exempting from environmental review under General Rule Exclusion [State Guidelines, Sections 15061(b)(3)] and Case File 1997.304E, the proposed project involving the subdivision of a single 3,250 square-foot (sf), L-shaped lot with frontages on Lombard and Julius Streets into two lots, one fronting each street. The proposed project lot with frontage on Julius Street would be 1,040 square-feet (sf) in size, and the proposed lot with frontage on Lombard Street would be 2,210 square-feet (sf) in size. The Lombard Street lot would contain an existing single-family residential building and existing two-unit building and the Julius Street lot would contain an existing two-unit residential building. No construction is proposed. The site is in RH-3 (Residential, House; Three-Family) zoning district, and the 40-X height and bulk district. The proposed lots at 1,040 square feet and 2,210 square feet in size would contain less than the minimum lot area required in the RH-3 zoning district, and would therefore, require a variance from the Planning Code's minimum lot area. Both of the proposed lots would also be deficient and require a variance for the minimum rear yard and usable open space requirements set forth in the Planning Code Sections 134(a)(2) and 135(d) respectively.
